Our Lettings and Management Department, based in the Teddington office, covers the entire Richmond Borough. Our aim, whether you are a Landlord or Tenant, is to make the renting and letting process as straightforward and efficient as possible. From corporate clients, to families looking to rent a new home, an investor letting a single property or even the management of an entire portfolio, our Lettings Department can help.

We are able to offer a complete management service, from rent collection to maintenance visits and advise on refurbishment in order to ensure maximum rental income. Our team is fully conversant with all current legislation and therefore able to advise Landlords on their legal responsibilities and outline their Tenants’ obligations under a Tenancy Agreement. Milestone Residential will also assist with the essentials prior to a tenancy beginning including the Gas Safety Certificate, Portable Appliance Tests, and creation of a detailed inventory. In addition we ensure that furniture and furnishings along with smoke alarms meet with current legislation. Presentation of the property is very important and at Milestone we aim to support our clients in achieving the very best return on their investment.

Our Management Department is based in the Teddington office and is not outsourced, the tradespeople we use are known to us and we have scrutinised their insurance and public liability certificates. These companies are also well aware of the standard of work required by us and often forgo their callout charge, the benefit of which is passed to the Landlord. We are members of the Tenancy Deposit Scheme (TDS) which is administered by The Tenancy Deposit Scheme Hemel Hempstead HP1 9GN and all deposits will be held under this scheme. This provides security for both the Landlord and the Tenant. We also pride ourselves on our prompt Accounts Department and we ensure all information in regard to rental income and any expenditure is detailed on your monthly statement. We can also assist with the HMRC website in order for a Landlord to obtain non-resident landlord status if required.

Set up fee - £400.00 (plus VAT) for up to two tenants

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional Tenant Fee - £60.00 (inc VAT) per tenant

Processing the application, associated paperwork and referencing

Guarantor Fee - £60.00 (inc VAT) per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee - £25.00 (plus VAT) per permitted occupier

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Pet Deposit - Returnable additional Security

Deposit of two weeks rent. To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy


Amendment Fee - £50.00 (plus VAT)

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee (tenant’s share) - £50.00 (plus VAT)

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Future Landlord Reference Fee - £0 (inc VAT) per reference request

Collating information and preparing a reference for a future landlord or letting agent

Unpaid Rent / Returned Payments - Interest at 8% above Bank of England Base Rate from date due
